What to Expect at Your Final Walkthrough Before Closing

The final walkthrough is one of the most important steps in the home buying process. It typically takes place within 24 to 48 hours before closing and gives you the opportunity to ensure that the property is in the condition you expect before you officially take ownership. Here’s what you can expect and how to prepare for your final walkthrough.

1. Confirm Repairs and Agreed-Upon Conditions
If your purchase agreement included any repairs or improvements that the seller agreed to complete, the final walkthrough is your chance to verify that these have been done properly. Bring your repair addendum or checklist to compare what was promised with what has been completed.

2. Check That the Property Is Vacant and Clean
The seller should have moved out by the time of the walkthrough. You’ll want to confirm that the home is empty of personal belongings and has been cleaned. This ensures you can move in smoothly without unexpected delays.

3. Test All Major Systems and Appliances
During the walkthrough, test the heating and cooling systems, plumbing fixtures, electrical outlets, and all included appliances. Make sure everything is functioning as expected. If something isn’t working, you can address it before closing.

4. Look for Any New Damage
Inspect the home carefully for any damage that may have occurred since your last visit. This includes checking walls, floors, windows, and doors. If you notice any issues, bring them to your agent’s attention immediately.

5. Verify That Included Items Are Present
Double-check that all items included in the sale—such as light fixtures, window treatments, and appliances—are still in the home. Sometimes sellers accidentally take items that were meant to stay.

6. Bring Your Real Estate Agent
Having your real estate agent with you during the walkthrough is invaluable. They can help spot potential issues, communicate with the seller’s agent, and advise you on next steps if problems arise.

The final walkthrough is your last chance to ensure the home is ready for you. By approaching it with a clear checklist and a careful eye, you can move forward to closing with confidence and excitement about your new home.
